Good god how do people live like that?

Why didn't he call you about the garbage disposal?

I wanted to invest in some rental properties years ago and decided I am not cut out for that.  Kudo's to you for being brave and doing it.

That I ask myself everyday.  I run an IT team and we get corporate computers returned to us that are overheating that are FULL of live bugs that are nesting in there (they obviously like it warm). We always wonder what their house looks like!

That and the internet wasn't working.  These are things I am supposed to fix as the landlord.  He was very low maintenance in that regard lol.

I've almost got it all cleaned up. Bedroom  just got a refresh and all new linens, comforter, and pillows. Bathroom is the last of it. 

Before and after he moved in lol. The washing machine has some kind of paint on it.

I had to run the all in 1 washer dryer combo on a clean cycle with special cleaning tablets a couple times to get the stink out. It's a ventless unit due to the old building and I did a full drain on it.  Bottle caps, spare change, and various other debri came out.

I used to have one of those, I begged my wife to not use it for dog beds and to take them to the laundry mat and ruin their machines. Nope! She insisted on using the all in one unit. It lasted 2 years and died due to hair strangulation.

We now have no bells or whistles basic AF washed and dryer, that have been going strong (even washing dog beds) for about 7 years now.

I loved that all in one unit, sucked it was killed.

It's an all in one or haul laundry to the basement and pay a couple bucks a load.  I  get to charge a little more rent with them  in my units.

I need to figure out how to get one of these imported. They call them jeeps here in the Philippines. A lot aren't even painted, just galvanized steel.

Jeepneys. They started out as modified Jeeps and trucks left behind after WW2.

Spent lots of time in jeepneys while there. The main method of getting around.

We did too.  We were on Clark AFB from June 1974 to June 1976.  Jeepneys were the local off-base shuttle-bus/taxi.  Those in Dan's picture are the extra-large shuttle-bus variety.  The normal were smaller and far more customized.

I was tired of driving my FJ for the last few weeks, too hot to take the Classic Mini out here (90°+) so I grabbed my E30 and took it out for the last few days, the AC blows ice cold in it.

I was driving to my FIL's house today in it for a quick Father Day deal there, on the way there some clown in a hairdresser car (Porsche Boxter) with a loud exhaust kept fucking with me in traffic, revving his engine, doing hole shots from red lights, racing up on the car in front of him then dropping back, repeat.. over and over. I was ignoring him, he kept it up, it was getting tiresome.

When we caught a red light, I was right next to him, I looked over at him, he looked at me, I saw he was in his late 60's, too old to behaving like a child, I expected a 30 something hairdresser or a 20 something kid who finally got a "Porch", when I saw an old guy over there acting like a fool, I just shook my head at him. That seemed to send the message, he stopped being a bag of dicks after that and left me alone.

I was walking out of a store last night and thought she looked good in the fading light.



I am at a crossroads with this car, it was always supposed to get Forced Induction, the previous owner set it up for a Supercharger, I am at the point now where I am either selling it ( doubt it!) or taking it off the road, rebuilding the engine and adding a supercharger to it. There is a kit out there where you use a R53 Mini Supercharger on it. I kind of like that idea. Although a centrifugal SC kit is much easier to install. I may go that route. It has about 250HP (2700 lb car) now, if I could bump that to 350ish, it would make this car a lot of fun.

I might pull it off the road in the fall as I start to accumulate parts for this project. OR, I may checkbook it. LOL!

"1960" mini that's really an early 90s.  After more inspection it's a jap spec mini. Still has the AC installed. Cool place though.

I think those are a Japanese accessory. Turtle Trading has them >>> Turtle Trading
I've bought from them before with no issues.
The website search feature is a bit wonky, but if you click on the top menu bar and go to Exterior/Body and then Petrol Cap, you'll find them.

My office today.  They are permitting a pool on a new construction home. I find these properties fascinating.  If you think you know what wealth is even remotely wealthy or doing well financially, let me show you another level of wealth that just blows my mind.

This pic is of about 1/4 of the house. I took about 20 pics around the entire house to help with drafting it up.



This house was purchased in 2012 for 3.7 Million, then they recently bulldozed it and are building an entirely new home. Property taxes? $100K a year can you imagine having to come up with 8K a month just for property taxes? That does not include HOA and mandatory country club membership fees. This house easily costs them over 200K a year in taxes, fees, etc..

Mind blown. I cannot wrap my head around how that makes financial sense.  In 10 years you have spent 2 Million just living in the house.

Just to the west of this property in the water is a huge sandbar that is the place to be on weekend for boaters. If you saw this same picture on a Saturday it would be filled with boats hanging out on the sandbar on the weekend.





At the 2:10 time in this video you can see the old house, there is a seawall on the right side of the video, that is Sailfish Point.  These folks have a front row seat to the shenanigans that occur each weekend on the sandbar. Not sure that is a good thing. LOL!

I have no idea, based on what I see out there?  It was outdated and they wanted a more modern home.

Many of the homes in this area were built in the 80's and 90's.

Here is the Zillow data, I guess I am wrong, once the house is completed on this property it will probably be valued about 10-12 Million. Right now the vacant 1 acre lot is valued at 5 Million.

Looking at the house size and based on other projects I have been involved with in the past, I would guess the construction budget is around 4 Million. Purchase price 3.7 Mil another 4 Mil in new construction costs = 7.7 Mil. Add carrying costs of around 3 Mil and they will still be ahead with the house valued around 12-15 Mil.

It is hard to comprehend this type of wealth. 

Also, the security guard here at the gate and throughout the community are all strapped. The first time I went to this community I noticed the gate guard looked more like retired military and had a side arm. Whenever I am working in there, I noticed there are a couple of roving security guards driving laps around the community constantly.
